Creek for pedestrian access. The 2 story, 16,000 s.f. office was designed differently
than the 107,000 s.f. manufacturing portion of the building to deliberately distinguish
the two building functions. Storage was created with a 3,600 s.f. mezzanine deck.
The lobby design showcases their window fashion products.

This development currently consists
of three buildings totaling 150,000 s.f. that are designed to serve industrial
tenants in the South Sound area. The building design provides for high bay storage
and rear truck access in a controlled commercial setting. The campus has been
planned to create a corporate environment that can accommodate a high percentage
of office.

Mar Preston, WA
Built five years apart, over two phases by two different contractors, the
SanMar Distribution facility is one of the largest of its type in the United States.
The 118,000 s.f. initial phase includes a 30' clear high bay warehouse area constructed
with a super flat slab.
The 35,000 s.f. mezzanine was designed for corporate
office, showroom and call center requirements. The latest improvement brings the
entire project to 286,000 s.f. and features additional high bay storage and a
one million gallon detention pond. The site is split by King County's "Mountain
to Sea" trail.

Seattle, WA
A regional headquarters for the distribution of fine
liquors, wine and specialty beer to the Northwest, this facility contains 275,000
s.f. of highbay storage and 30,000 s.f. of display, corporate office and hospitality
space.
Quick access to the Port of Seattle favored the former truck
terminal site for redevelopment. This building utilizes state-of-the-art automatic
order picking equipment and backup power sources for its extensive computer systems.

Mackie Design is a 89,970 s.f. build to suit
building located next to the Sammamish Slough in Woodinville, Washington. The
building includes a 14,550 s.f. mezzanine, manufacturing area, storage area, loading
docks, offices and a large lunch/game room for this world-renowned mixing board
manufacturer. LMA also designed their adjacent 84,412 s.f. manufacturing building.

Everett, WA
A 119,500 s.f. manufacturing building with 3,000 s.f. mezzanine was designed
for this US/Canadian corporation. Their machinery uses a circulating water-cooled
system which needed to be designed to accommodate existing machinery and allow
for expansion capabilities.
